2-Phase Process for Success With Your Commercial Paving Project: Prep & Pave

A job always has two phases: prep and pave. This is true whether you’re doing a brand-new paving job or a milling and paving restoration project.

Prep Phase: The prep crew ensures everything is ready for the paving crew.

  • For existing gravel: The crew will grade, level, and compact the stone to create a proper base.
  • For new construction: We’ll dig out the area, add 8 inches of limestone base, then compact and grade it.
  • For overlay projects: We’ll remove the damaged asphalt before preparing the surface.

Pave Phase: The paving crew then applies the new asphalt in carefully controlled layers.

  • Multiple lifts: We typically lay asphalt in layers to ensure proper compaction.
  • Proper rolling: Each layer is rolled and compacted, with a 2-inch layer compacting down to about 1.5 inches.
  • Specified thickness: For a 3-inch finished thickness, we’ll put down and compact multiple layers to achieve the required depth.

Frequently Asked Questions About Commercial Blacktop Services in Columbus

You can only overlay something if it's in pretty decent shape. Overlaying is putting more asphalt, typically 1.5 inches, over what's already there. When the asphalt starts to get bad, you can either remove it completely or mill it. With milling, we typically set it to 2-3 inches. Milling is almost always more cost-effective than completely removing asphalt.

A smaller job might be one day prep, one day pave. But we have jobs where it could be a week prep and a week pave. A lot of times we'll stagger work–so the prep crew will be out one day and our paving crew will be out the next day while our prep crews do another portion. Every job is different, but this approach creates better efficiency.

Once it's cool to the touch, you can get traffic back on it pretty quickly. We typically ask customers to stay off the surface for a day if possible. However, a lot of commercial settings can't do that. In that case, we at least recommend not parking something on it for a couple days, or at least not parking in the same spot.
You can pave any time that the ground's not frozen–it’s not as temperature-sensitive as sealing. A little bit of rain doesn't really hurt the paving process. Paving season usually runs from April through November most years.
